Access Statement

Like Rome, Torquay was built on seven hills. Melba House, however, is a flat, 5 minute walk to the beach and a further 10 minutes to the marina and town centre. The only slope is our car park, but this has not proved problematic by guests with various disabilities – including those who used their mobility scooters.

Melba House is a Victorian property with a car park for 5 cars to the front of the house. There
is a sun terrace at the front of the house which looks down over the car park and playing
fields across the road. There are 5 steps leading up to the terrace which has flagstones with a
gravel border with plants. Because of the elevated positioning of the sun terrace, care should
be taken by guests when using tables and chairs there.

Access to the house is by two steps from the path into a red tiled floor vestibule and then
another step into the house itself. The main front door is 3 feet 2 inches wide and the inner
door is 3 feet wide. The house has fitted carpets throughout. There are fourteen stairs
leading to a half landing then two steps into the single room. Opposite are six more steps to
the main landing where the remaining five bedrooms are situated. All en-suites have vinyl
flooring, conventional WCs and sinks and are fitted with step in shower cubicles.

We cater for the able bodied at Melba House but are always pleased to welcome those with
physical challenges. If a guest has any concerns about their requirements, please do phone us
before booking. Assistance with luggage is offered to all guests whether they are able bodied
or not. There are outside security lights that automatically turn on and off, particularly
around the front door to ensure safe access and exit for guests.

Melba House is Non Smoking throughout. Guests are, however, welcome to smoke on the
sun terrace. A legally compliant fire alarm system is operational, with emergency lighting
provided. Please inform us on arrival of any hearing difficulties so we can arrange for special
alarm procedures to be put in place.

The property is not Licensed. Special dietary needs can usually be catered for by prior
arrangement. We do not allow pets of any kind and are unable to cater for hen or stag groups.
